🏡 Irrigation and Sprinkler Systems
Attached is the updated sprinkler station assignment document. Please contact Joe Taglione if you are looking to use the Hunter ROAM XL transmitter/receiver personally or for a service company you hired to service your home sprinkler system. Please note that any issue related to the irrigation system (getting water to your home) is the community’s responsibility and that homeowners are responsible for their individual home’s sprinkler system. It is important to maintain your sprinkler heads so that they don’t get clogged. It is recommended that this be performed at least every three months.

🚪Gates
We have paid a deposit to order new, more modern call boxes and have them installed at each entrance. We will keep you posted on when they will be installed.
🚗Parking
Please remember that overnight parking is not permitted on our streets. If you need to park on the street overnight for a specific reason, please notify a board member in advance. Also please remind your contractors to ensure they are parked properly so as to allow other vehicles to pass.
⚠️Speed Limit
The speed limit in our community is 15 MPH. We have lots of walkers in the community and when vehicles are parked on the road it is difficult at times to see oncoming traffic. The speed limit also pertains to golf carts, so if you know someone who drives one in our community, please advise them accordingly.
🐾Pets
A reminder to clean up after your pets. Bag dispensers are placed on all the stop signs to avoid anything being left behind. If there are no bags and you use them on a regular basis, please feel free to add some as these are being refilled by individuals in the community and they are not being reimbursed. Also, pets are not allowed to utilize our private roads as bathrooms. We need to practice good hygiene, especially after we have newly paved roads. The vacant lots are private property (individually owned) and are not dog parks, so they should not be used as such.
🚛 Trailers/RVs/Work Vehicles
The above are allowed on a homeowner’s property for loading and unloading ONLY and should NOT be left on driveways or the streets overnight. Exceptions to this would be permitted for dumpsters or equipment being used for home repairs such as roofing, demolition, etc.
📜 ByLaws/Covenants
The modifications to our existing Bylaws and Covenants were passed at the annual meeting this year. We will be reaching out to meet with each of you to secure your signature so that we can effect the changes with our attorney and the county.
💵 Annual Dues
An notice is attached for the 2026 annual dues. Please note that they are due before March 1st and that this year’s amount is $1,480. If you need to have this mailed to you, please email us at [email protected]
📬 Mailboxes
If you have not yet had the opportunity to refresh your mailbox please do so before March 1st.
💡Lampposts and Garage Lights
As per our covenants, these lights need to turn on from sunset to sunrise. If you are having issues with these lights please have them fixed.

If you do NOT wish to have your contact information (address, phone number and email) shared with our community residents please notify us before February 28th, otherwise it will be shared.
